Am I required to make my property available to section 8?
In Florida, landlords are generally not required to accept Section 8 Housing Choice Vouchers. Participation in the program is typically voluntary, allowing property owners to decide whether to accept tenants with these vouchers. -
Are you licensed?
Yes, we are. As a licensed community association manager and as a brokerage. -
Can I reach you after hours?
Our working hours are 9am to 5pm from Monday through Friday. We’re available after hours for emergencies only. -
Can you put the money directly into my account?
Yes, our standard process is to send an ACH to your account directly. -
Do I get to see the lease or sign it?
We sign it on your behalf. However, you can request to see it. -
How and when do I get my checks?
We issue rent payments on the 5th of each month via ACH. -
How is rent collection handled?
We collect rent at the beginning of the month. We also have a dedicated person whose role is exclusively to collect on delinquent accounts. -
How long of a lease do you sign?
Our leases are typically for 12 months. -
How much security deposit do you charge the tenant?
1 month security deposit. In some cases, for tenants that don’t have credit history, we may request an additional deposit or month rent payment. -
How soon can you start managing my property?
We can onboard properties within a month. -
What type of properties do you manage?
Our portfolio consists of multifamily properties, single units (house or condos) and commercial properties (retail stores, offices, NNN properties). -
What type of reports do I get and how often?
Regardless of the size of your property, you will receive monthly reports. -
Who holds the tenant security deposit?
We hold the deposits for single units. For all other properties, the security deposits are held in the bank account of the property. -
How many units does JMK Property Management manage in the Miami area?
We manage over 1000+ units in Miami Dade and Broward counties. -
How quickly can I expect a response from JMK Property Management?
We respond within 24 hours. If it’s an emergency, you will get a response right away. -
How long has your Miami Property Management company been in business?
We’ve been in business since 2016. -
What types of property and types of investors does JMK Property Management manage for in the Miami area?
We manage residential properties from single condos to large apartment complexes for private owners. We also manage retail, industrial, and office commercial properties. -
Does JMK Property Management manage Condominium Associations (HOAs)?
We don’t manage HOAs. -
Does the State of Florida require a Property Manager to be licensed?
Yes for community association manager. -
How can I retain references for your services from your current or past clients?
No matter who you are looking to hire, take the time to search for them on Google, Yelp, Bigger Pockets, and NARPM. You can quickly search our company name and come across all that has been said online. It is impossible to hide true company culture and the quality of service that was provided to clients with whom we had dealings with. Doing a search like this will yield you a far better confidence in our services. We’re happy to provide references as well if needed. -
Do you manage both short-term and long-term rentals in Miami?
We do not manage short term rentals. -
How many people work for your company, and what are their roles?
We have 40+ full time team members working inside of the daily property management operation and we are growing. Our operation is a hybrid of departmental and portfolio style management. We have multiple specialists including, but not limited to, maintenance, leasing, collections specialists and accounting. -
Do you cover all areas of South Florida?
We cover Miami Dade and Broward Counties. -
Is JMK Property Management properly insured?
Yes, we’re insured. -
How long will it take to lease my Miami property?
If we price the rental rate to be in tune with what is going on in the local market and the property shows well we can generally rent your home in 3-4 weeks. -
Should I allow pets in my Miami rental?
We ask that you keep all options open. Many quality tenants do have pets. A person’s application will reflect how they will care for your property including how they will allow the keep of an animal in your home. -
How can I protect my Miami rental from pets?
We will accept animals of well qualified applicants only. These applicants will show us pictures of their pet and provide us information such as breed, weight, & age. This helps rule out the 40 pound mix that turns out to be a 150 pound Pitbull. An approved tenant with a pet will pay either additional security deposit or a non-refundable pet fee. A home with hardwood, tile, or wood laminate is more pet friendly from a Landlord’s perspective than a home with carpet throughout. -
My Miami house is vacant and I will need you to procure a tenant. How long is the lease term?
Lease term is 12 months. -
Who keeps the security deposit if it is forfeited at the end of the lease term?
The property owner keeps it. -
Will you advertise and show a property while it is occupied, or do you insist on properties being vacant before you will start advertising them for rent?
We start advertising as soon as we receive a notice from the current tenant. The process of renewing the lease starts 60 days before the end of the lease so we know early if the property will be available. Our goal is to minimize vacancy. -

Is JMK Property Management experienced in Section 8 tenants and properties?
Yes, we have a large portfolio of section 8 properties. -
How much does a Miami Property Manager cost?
The management fee will be a percentage of the monthly rent. This will vary based on several factors including the rent price and geography. However, you can usually expect to pay 6-10%. Multifamily properties or portfolios will be assessed on a case by case basis. -
Does JMK Property Management keep late fees that are charged to tenants?
We keep the late fees to cover for the collection activities. -
How long does the property management agreement term last?
Our contracts can be cancelled at any time with a 30 day written notice. -
Do you have any electronic and automated online portal systems set up?
Yes, we use Appfolio. Both our residents and clients have online portals that are set up during the onboarding process. -
When will JMK Property Management complete owner payouts?
On the 5th of every month. -
Will JMK Property Management provide a 1099 at the end of the year?
Yes, we do. -
What is the typical cost to evict a tenant from a property?
JMK Property Management will oversee and coordinate eviction cases for no charge. The main costs will be direct from the attorney we work with and typically starts at $900.00 up to $2,900.00 depending on the case severity and court appearances. This price range includes court, administrative, and sheriff costs that will need to be paid. -
How long does an eviction take?
Evictions typically take between 4 to 6 weeks.
