When Doing Some Maintenance
Repairs and maintenance are some of the main responsibilities of a property manager. Maintenance checks prevents further damage by having repairs completed in a timely manner. Preventive maintenance is the top goal of a property manager. It's better to prevent things from happening by addressing issues promptly. Routine inspection involves checking if appliances are properly working, checking for molds in the bathroom and kitchen area, and the safety and security of the tenants, among other things.
Once or Four Times a Year is Reasonable
A property manager or a landlord doesn't have to check the rental unit excessively as it evades the privacy of the tenants. It is the right of the tenants to have a private, safe and quiet environment. Always include the scheduled inspection in the lease agreement. This will set the expectations of the tenants.
When a Property Manager Has to Show the Property for Sale
The owner or property manager has the right to sell or rent the property once the lease term has ended. If both the owner and tenants agree that the lease will not be renewed, the property manager can schedule a showing to other home buyers or tenants. The reason should also be given so tenants are fully aware and can decide ahead of time if they will stay out of the house while it's being shown to future tenants or buyers.
A property manager has to give advance notice to tenants. They can only visit the property for valid reasons such as checking the house for repairs and maintenance, routine inspections, etc. Let the tenants know about the routine so they won't be surprised when you visit the place for inspection.
